Community, Conversations and What’s Next
Last week we welcomed over 50 investors, developers and property professionals to the latest Property Edge event in Farnborough.
What continues to stand out at these evenings is the range of people in the room. Investors working on their first projects sit alongside experienced developers, brokers, architects, planners, accountants and other specialists. That mix is exactly what the Property Edge was created for; bringing together the people who actually make property projects happen.
Alongside the networking, our guest speaker Habib Brora delivered an excellent session on tax and structuring for property investors.
One of the strongest messages from Habib’s talk was something many investors learn the hard way:
Speak to your accountant early.
Too often, investors focus on the deal first and only think about tax structure afterwards. Habib explained how the initial set-up of a project or investment structure can have long-term implications, and that getting good advice early can avoid costly changes later on.
It was a reminder that property success is rarely just about finding the right deal. It’s about building the right team around you.
The Conversations That Matter
One of the best parts of Property Edge evenings happens before and after the main talk.
The room was full of conversations about projects underway, funding structures, and deals currently being looked at. Several attendees were discussing refurbishment projects they are currently delivering, while others were exploring potential joint venture opportunities.
These are the kinds of discussions that show the market is still active. Despite the headlines suggesting uncertainty, the reality inside the room was that people are still progressing projects and looking for opportunities.
That’s one of the reasons these evenings exist. Property can often feel like a solitary activity, but when the right people are in the same room, knowledge and experience move around very quickly.
A Quick Market Note
It’s also been an interesting few weeks in the wider market.
Swap rates have moved up recently, which has naturally attracted attention in the press. However, when you step back and look at the numbers more calmly, rates are broadly back to where they were around this time last year.
So while the headlines may suggest dramatic shifts, the reality is that the movement so far hasn’t been as extreme as some commentary implies.
A lot will depend on how the geopolitical situation in the Middle East develops over the coming months, and how long that uncertainty remains in the global markets.
For property investors and developers, this is another reminder that strategy and structure matter more than reacting to short-term noise.
Next Stop: Southampton
The Property Edge now heads to Southampton on Tuesday 25th March, where we’ll be hosting our next event at the Village Hotel Southampton Eastleigh.
This event will feature Milesh Lakhani, who will be sharing insights on property strategy and decision-making in the current market.
We’ll also hear from Ritchie Clapson, who will be delivering an educational segment on how developers actually find deals; something that always sparks plenty of discussion.
As with all Property Edge evenings, the focus will be on learning, conversation and connection, bringing together people from across the property industry.
Looking Ahead to April
We then return to Farnborough on Thursday 16th April, where we’ll be joined by Keith Firmin.
Keith is an experienced property buyer and DTV strategist who helps investors and developers build repeatable lead generation systems that create consistent deal flow.
If finding opportunities is one of the biggest challenges in property, Keith’s session will explore how to create a system that produces leads more consistently rather than relying on occasional deals appearing.
