Another Strong Night at The Property Edge Farnborough


There are plenty of networking events in property.

But the real value is rarely in the number of people in the room.

It’s in the quality of the conversations happening inside it.


That was the biggest takeaway from another strong The Property Edge event in Farnborough last week, where investors, developers, landlords and property professionals came together for an evening focused on long-term thinking, practical insight and meaningful connections.


From Smiles to Tiles

This month’s guest speaker was Jake Garner, who delivered a brilliant session titled:

From Smiles to Tiles

Jake shared how he built property alongside a successful career in dentistry, creating additional income, flexibility and more options over time.


One of the most interesting parts of the discussion was the reminder that property does not always have to be an “all or nothing” decision.


For many people, property becomes:

  • A second income stream

  • A long-term wealth vehicle

  • A way to create more freedom and flexibility

  • A tool for reducing pressure and increasing choice


Without necessarily walking away from the career or business they already enjoy.

That message resonated strongly with many people in the room, particularly professionals balancing busy careers while trying to build something meaningful alongside them.


The Market Continues To Shift


As always, Milesh Lakhani also shared his monthly market update.

Several themes stood out:


The sales market remains active — but selective


Buyers are still transacting, but pricing sensitivity remains high.

Good stock at sensible pricing continues to move, while unrealistic pricing is increasingly exposed.


Rental growth is slowing


Rental demand remains strong in many areas, but affordability pressure is beginning to cap rental growth.

That means investors need to focus more carefully on:

  • Demand fundamentals

  • Tenant affordability

  • Stress testing

  • Sustainable long-term cash flow


Finance remains one of the biggest deal risks


Swap rates and interest rate expectations continue to move with inflation data, politics and wider economic uncertainty.


The message was simple:

If a deal only works under perfect conditions, it probably needs looking at again.

One of the things people consistently comment on after The Property Edge events is the atmosphere in the room.

No pitching.

No hype.

No forced networking.


Just thoughtful conversations between people who are genuinely trying to grow, improve and build properly within property.


That mix of:

  • Accountants

  • Architects

Creates a much more interesting and valuable environment over time.
