The Property Edge: February Event Recap and What Comes Next



February’s Property Edge event felt like more than a date in the calendar. It marked a clear step forward in how we’re shaping the community and what we want The Property Edge to represent going forward.


The evening brought together landlords, developers, and property professionals for thoughtful, grounded discussion, without the noise or pressure that often dominates property networking spaces. The focus wasn’t on volume or visibility, but on clarity, experience, and meaningful conversation.


Raising Development Finance: Insights from Will Lucey


We were joined by Will Lucey, who delivered a practical session on raising development finance. Rather than focusing on theory, Will shared how lenders actually assess deals in the real world; from credibility and preparation to structure, risk, and communication.


A key message from the session was that successful funding outcomes are rarely driven by headline numbers alone. Instead, lenders look closely at how well a deal is thought through, how risks are presented, and how confidently a developer can demonstrate understanding of both the opportunity and the challenges.


The discussion that followed reflected the experience in the room, with open and honest conversations about what works, what doesn’t, and what people have learned along the way.

Alongside this, Milesh shared a market update focused on context rather than speculation.


The discussion touched on where the market currently sits, how sentiment is evolving, and why patience and clarity are becoming increasingly important in decision-making.


Rather than reacting to headlines, the emphasis was on understanding cycles, managing risk, and taking a long-term view; particularly in an environment where uncertainty can easily drive rushed decisions.

While the wider market can sometimes feel uncertain, the mood in the room was notably positive.

We also officially launched the Property Edge YouTube channel, which will host highlights from our events, conversations from the room, and practical content designed to support long-term thinking in property.


Footage from the February event will be among the first videos published, allowing discussions to live on beyond the room and be accessible to the wider community.
