The last couple of weeks have been an exciting period for The Property Edge.
We’ve welcomed attendees to our first Swindon event, returned to Farnborough, heard from two excellent speakers and, most importantly, continued to bring together investors, developers, landlords and property professionals who believe in the value of meaningful conversations and strong relationships.
While every event is different, one thing remains consistent: the quality of the people in the room.
Property Edge On Tour Arrives in Swindon
Earlier this month, we took The Property Edge On Tour to Swindon for the very first time.
Launching in a new location always comes with a degree of uncertainty. You never quite know how a new audience will respond or whether the room will develop the atmosphere and energy that makes an event successful.
Fortunately, Swindon delivered.
We were delighted to welcome a diverse mix of investors, developers, landlords and property professionals from across the region, creating an evening full of valuable conversations, new introductions and shared experiences.
Our guest speaker, Ritchie Clapson, founder of Property CEO, led a specialist discussion on:
How Property Opportunities Are Really Identified and Assessed
The session explored the thinking and evaluation processes that sit behind successful property projects and sparked some excellent discussions throughout the room.
One of the key takeaways was that successful property outcomes often begin long before an offer is submitted or a deal is agreed. The ability to assess opportunities effectively remains one of the most important skills investors and developers can develop.
We would also like to thank our Swindon event sponsors:
Kingsley Bond Solicitors
On Point Data
Jazzbones
for helping make the event possible.
Farnborough: Understanding Law, Risk and Reality
Just a week later, The Property Edge returned to Farnborough for another excellent evening.
This month, we welcomed Tony Power, founder of Empowerment Legal Consultancy Ltd and creator of The Thought Barrister® framework.
Tony delivered a thought-provoking session entitled:
The Renters' Rights Act 2025 – Law, Risk and Reality
With the property sector continuing to navigate significant legislative and regulatory change, the session explored the practical realities behind the headlines and highlighted the importance of understanding legal, commercial and structural risk.
The discussion generated a great deal of engagement from attendees and reinforced a growing theme across the industry: property ownership and management is increasingly being treated as a professional business activity rather than a passive investment.
Alongside Tony's presentation, Milesh Lakhani delivered his monthly market update, covering:
Sales market conditions
Lettings market trends
Interest rate expectations
The growing importance of professionalism within property
One observation that continues to emerge is that while market conditions will always change, the investors and businesses that adapt, learn and build strong networks are often the ones best positioned for long-term success.
A special thank you also goes to our Farnborough sponsors:
Herrington Carmichael Solicitors
Luc Capital
New Free Resource for Landlords
As part of our ongoing commitment to helping property professionals stay informed, Milesh has launched a new free resource:
Section 21 Has Gone. Is Your Portfolio Ready?
A practical landlord checklist for evidence, possession risk and tenancy management in the new rental market.
The guide has been designed to help landlords think proactively about the systems, processes and documentation that may become increasingly important as the rental sector evolves.
Whether you own a single buy-to-let property or a larger portfolio, preparation and good management practices have never been more important.
You can access the guide for free here.

Why The Property Edge Exists
The speakers are valuable.
The market updates are useful.
But what continues to make The Property Edge special is the quality of the people who choose to attend.
Investors.
Developers.
Landlords.
Brokers.
Architects.
Solicitors.
Accountants.
Trades and property professionals.
Different expertise.
Different perspectives.
Shared ambition.
Because whilst property is often viewed as an asset business, it remains a people business.
And some of the best opportunities, partnerships and ideas still begin with a conversation.
